    Primary Responsibility: 

    Support the management of Americold’s real estate assets. This includes lease and property administration, analysis of space needs and coordination of real property transactions.


    Essential Functions:

    • Transaction Due Diligence – Prepare, coordinate, distribute, and synthesize information related to:
      • Property acquisitions & dispositions (including easements, utility agreements, and sidetrack agreements)
      • Lease opportunities
      • Financing opportunities. 
    • Asset Management – Responsible for managing new and renewal lease negotiations including structure, underwriting, and pricing.
    • Lease Administration:
      • Lead and advise internal parties on the application of lease concepts and develop a system for uniformly adhering to all lease contracts both from the landlord and tenant perspective. 
      • Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly
    • Market Analysis:
      • Catalogue available properties in key markets
      • Financial modeling of real estate values vs. going concern of operations
      • Supporting Business Development & Operations with real estate market pricing support
    • Real Estate reporting:
      • Responsible for maintaining the Americold real estate database with property specific metrics
      • Manage the collection and cataloguing real estate records and documentation. (Deeds, surveys, environmental reports, appraisals, etc.)
    • Other projects and duties as assigned


    Qualifications & Experience:

    • Bachelor’s Degree in Business, Real Estate, Finance, Accounting, Economics, or similar discipline
    • 3 to 5 years’ experience in the commercial real estate industry. (Corporate real estate department, brokerage, REIT, development, management, lending, etc.)
    • Cold storage / Food / Industrial real estate experience preferred
    • MBA or Master’s in Real Estate preferred

    Knowledge, Skills and Abilities:

    • Self-starter approach with the ability to accomplish goals without a formal team.
    • Ability to multi-task, plan, execute and deliver on projects in a timely manner.
    • Strong financial analysis and analytical skills (experience with financial analytics tools and measures, such as (IRR, ROI, CAP Rates, ROC, ROIC, NPV, etc.). 
    • Strong computer skills including Microsoft Office, including Word, Excel and PowerPoint. Strong Excel skills including pivot table analysis required.
    • Demonstrated ability to think strategically and translate strategic concepts into actionable plans
    • Excellent presentation; must have the ability and confidence to speak clearly and concisely to all levels of management, both oral and written.
    • Excellent interpersonal skills with the ability to work cross-functionally and foster positive and effective business relationships internally and externally.
    • Strong negotiation skills.
    • Results driven, with a desire to work in a fast paced environment. 
    • Must possess a keen attention to detail, organized and thorough with the desire for continuous improvement.
    • Travel required.

    Physical Requirements:

    • Requires the ability to sit for long periods of time, with frequent interruptions
    • Requires several hours per day of sitting, getting up and down from chairs, and reaching, or bending
    • Requires manual dexterity with normal hand and finger movements for typical office work 
    • Talking, hearing, and seeing are important elements of completing assigned tasks
    • May require travel by automobile and airplane up for business
    • May require a visit to facility operations in temperatures at or below freezing
    • May carry loads related to travel and occasionally lifts, carries, positions, or moves objects weighing up to 20 pounds
    • Requires the use of various electronic tools 
    • Requires the ability to relate to others beyond giving and receiving instructions: must partner with colleagues without exhibiting behavioral extremes
    • Requires the performance of work activities including reasoning, negotiating, instructing, persuading, or speaking with others; and respond appropriately to constructive feedback from executive management
